Happy Spring neighbors! I just took a look at the latest
February 2026 realMLS numbers for our three beach towns. As always this time of
year, the sample sizes are small, but the data still gives us a helpful
snapshot of what actually closed last month.
I have the data in a simple-to-read image down below.
In Atlantic Beach, the median sale price landed at $620,000.
That’s a noticeable drop year over year, but it’s important to remember there
were only nine sales. Homes sold for an average of $478 per square foot and
spent about 42 days on the market, which is quicker than we’ve been seeing
lately. Inventory ticked up to 47 active listings, putting us at roughly 5.2
months of supply. Buyers have a little more breathing room, but the well-priced
homes are still moving.
Neptune Beach continues to be the fastest-moving market of
the three. The median sale price came in at $791,630, down year over year. Only
seven homes sold, but they moved incredibly fast, with a median of just eight
days on the market. Sellers received an average of 96.8 percent of list price
and about $512 per square foot. Inventory remains very tight with only 16 homes
for sale, giving us about 2.3 months of supply.
Jacksonville Beach showed the most balanced conditions. The
median sale price reached $644,500, with 18 homes closing, which is solid
volume for this time of year. Homes sold in a quick 24 days on market, and
sellers received an average of 97.3 percent of list price at $449 per square
foot. Inventory currently sits at 66 homes, translating to about 3.7 months of
supply.
Overall, the market frenzy has cooled, inventory is finally
inching up, and buyers have more time to make thoughtful decisions. That said,
well-priced and updated homes close to the water are still attracting quick
